One of the most frequently asked questions we receive is how we are able to give a fixed price for a home before the construction project has been fully developed. The answer lies in the inHAUS industrial model and how, over the years, we have transformed the construction process into a technical, traceable and quantifiable system. This allows us to design, measure and produce with precision from the very beginning.
At inHAUS, we don’t estimate. We calculate.
And this is possible because our system is based on a dynamic database that directly links material prices to actual production yields. Every eight hours, we update the actual manufacturing data in the factory, measuring the time spent on each task, with teams of operators working in three shifts. Production at the factory is constant, with shifts running 24 hours a day. We know how much each unit of production costs, how much time it requires, and what materials it is made of. This technical, real-time knowledge allows us to make accurate decisions and offer fixed prices from the outset.
* This table shows an example of how our database stores the planned and actual hours worked on a real project that has already been completed. The table shows some items, but thanks to exhaustive factory control, we have access to all the tasks we need to carry out to design and build the house, as well as a dynamic database of materials, prices, and suppliers.
Our architects do not design on a blank canvas. They design with real elements, validated in the factory and by the technical team, and they do so knowing exactly how much each project decision will cost to build and its feasibility.
This is possible because all our staff are in-house: architects, draughtsmen, engineers, production managers, operators… Everyone works according to the same method and logic, sharing measurements and technical parameters, and using a single version of the project throughout all phases.
This allows us to do something that is uncommon in other more conventional construction models: what is promised in the plan can be executed with precision, correcting deviations in real time and limiting improvisation. Thus, what is promised in sales can be executed in the factory without deviations.
At inHAUS, yes, because our basic project phase already incorporates validated executive decisions. And because everything that is not 100% finalised is parameterised with real data. That is why we can give a fixed price from the outset, without waiting to develop all the execution plans.
In other more traditional construction models, estimates are usually provided at very early stages, such as the preliminary design phase or even the basic design phase, and are not always backed up by real technical data but rather by general estimates that do not take into account or predict actual performance on site. This can result in deviations, subsequent adjustments or modifications that are made when the project is already underway, delaying deadlines and increasing the agreed budget.
However, at inHAUS, as we manufacture 95% of our homes in our facilities, we know exactly what the performance and productivity of each hour and decision is. That is why at inHAUS:
– Each plan is based on a previously executed technical model.
– Real-time cost control with deviation tracking and immediate correction.
– Each design decision is linked to its actual cost.
– Each price is issued with technical, industrial, and measurable backing.
– Each home is checked in production every 8 hours.
– Each module that leaves the factory has been assembled with precision and under constant conditions.
Factory control and efficiency
In the photograph, we can see the exhaustive controls that our factory production follows. This data will serve as feedback for offices and subsequent work. We are constantly optimising execution times and deadlines.
inHAUS operates like an industry, with comprehensive 360º management of your project.
We design what we know how to build. We build what we know how to measure.
And that is why we can guarantee a fixed price from day one.
