We work with you in the format that best fits your business model.

95%

of the work in the factory

In a controlled environment that allows for millimetre precision, exact planning and maximum technical traceability at every stage of the project.

Level 6

industrialised construction

Casas inHAUS achieves the highest level of industrialisation by transferring most of the construction process to the factory. This enables shorter construction timelines, minimises budget deviations and optimises the financial structure of the development.

40-60%

reduction in construction time

Modular construction for buildings allows a significant part of the project to be carried out off-site in a controlled factory environment, reducing construction schedules and providing greater control throughout the process. This reduces tied-up capital and accelerates the asset’s entry into operation.

IRR

improvement of 3.5–7 percentage points

Industrialised construction for residential developments reduces execution times and increases budget certainty, directly improving the annual profitability of the real estate project.

10-15%

reduced financing costs

By shortening the overall project duration, financing costs associated with the development are reduced. Greater financial predictability helps limit budget overruns and control risk from the earliest stages.

10 years

of industrialised experience

This accumulated knowledge translates into smarter processes, more accurate decisions and better-resolved projects from the initial phase onwards.

For more than a decade, we have been developing industrialised architecture in a controlled environment, transferring processes traditionally carried out on-site into the factory.

Today, through inHAUS UP, we apply this expertise to multi-family residential developments, apartment buildings, hotels and mid- to high-rise projects that require:

Real production capacity · Financial certainty · Planning control · Consistent quality standards

_Why developers and contractors
work with inHAUS UP

inHAUS is a construction company specialising in high-end industrialised architecture, regularly partnering with developers and contractors to deliver residential projects with a high level of design. Our model combines architecture, engineering and industrial production within a single technical structure, enabling full control over the final result.

Through inHAUS UP, we work with a Level 6 industrialisation system, the highest level within off-site construction models. This allows up to 95% of the building to be manufactured in a controlled production environment, significantly reducing overall construction timelines compared to traditional methods.

For residential developments, this difference translates directly into key financial metrics: improved Internal Rate of Return (IRR), lower capital tied up during construction, reduced financing costs and a substantial increase in overall project profitability.

Reduced financial risk

Industrialised construction helps minimise budget deviations, reduce unforeseen issues on site and maintain control over timelines and costs, increasing financial predictability from the outset.

Reliable project planning

Industrialised construction makes it possible to establish a manufacturing and installation schedule with clearly defined milestones from the earliest stages of the project.

Less dependence on site labour

A significant portion of the building is manufactured in a controlled factory environment, reducing exposure to delays caused by labour shortages or site-related issues.

Single technical point of contact

Architecture, engineering and production work as an integrated team, simplifying coordination and accelerating decision-making throughout the project.

Consistent product quality

Modular construction ensures a high level of repeatability and quality control across all units within the development.

Faster time to market

Up to 95% of the building is completed before reaching the site. Foundation works can be carried out in parallel with manufacturing, significantly shortening the overall construction programme.

Improved profitability

Reducing construction time lowers the amount of capital tied up during the build phase and improves the overall profitability of the development.

_The inHAUS UP catalogue

The inHAUS UP catalogue does not present fixed building models, but rather a series of industrialised housing typologies that can be combined and grouped in different ways to create a wide variety of building configurations.

Based on these residential units, multiple architectural solutions can be developed by varying the number of storeys, the arrangement of the modules or the overall building composition. The same housing typology can therefore result in very different projects.

The catalogue serves as a practical tool for developers and architects, providing a clear overview of different industrialised housing solutions and illustrating how they can be organised within a residential building.

At the same time, our system is not limited to catalogue-based solutions. We also work with projects already designed by architectural practices, developments at an advanced design stage, or even schemes that have already obtained planning approval. In these cases, we adapt the building to the industrialised construction system through a dedicated engineering process.

_Typologies and collaboration models
in industrialised construction

The inHAUS UP system is particularly efficient in projects that involve repeated residential units, as this allows the design, manufacturing and assembly processes to be optimised. For this reason, industrialised construction is especially well suited to developments such as multi-family residential buildings, build-to-rent developments, tourist apartment schemes, coliving projects, hotels and short- or medium-stay accommodation.

In these types of projects, the repetition of unit typologies maximises the benefits of industrialisation: greater cost control, reduced construction timelines and more efficient building processes.

At the same time, every development may require a different collaboration model. Some developers prefer to delegate the complete execution of the building, while others already have a trusted contractor or an in-house technical structure responsible for part of the project delivery.

For this reason, at inHAUS UP we adapt our level of involvement to the specific needs of each operation.

We can participate in the entire construction process — including site preparation works, below-ground construction and full project execution — or focus exclusively on the industrialised component, developing the industrialisation strategy, manufacturing the modules in our facilities and supplying them ready for transport and installation on site.

This flexible approach allows industrialised construction to be integrated into the working model of each developer or contractor, supporting both turnkey projects and hybrid collaboration schemes, as well as industrial module supply for subsequent on-site assembly.

_The industrialisation process
of a modular building

When a developer, investor or contractor approaches inHAUS UP to deliver an industrialised multi-storey building project, the first step is to thoroughly analyse the residential development, apartment building or housing scheme in order to adapt its design to our industrialised construction process.

This process allows us to optimise the building’s technical, dimensional and logistical aspects without altering its original architectural concept, ensuring it can be manufactured, transported and assembled with precision.

_A modular construction company
ready to deliver multi-storey buildings

Although we have our own catalogue of solutions, our production capacity is not limited to predefined models. The catalogue simply showcases some of the dimensional ranges, structural solutions and finish levels that can be manufactured through our industrialised construction system.

The primary focus of inHAUS UP is the delivery of residential developments and multi-storey buildings, where industrialisation enables significant improvements in construction timelines, cost control and build quality on larger-scale projects.

In addition, we regularly collaborate with architectural practices, villa developers and townhouse developments, delivering bespoke projects and residential schemes that require construction precision and strict control of the production process.

_FAQ

We answer some of the most common questions that arise when a developer or contractor considers delivering a project using an industrialised construction system such as ours.

Yes, provided it is technically compatible with our industrialised construction system.

We can become involved at any stage: concept design, planning design, detailed design or even after planning approval has been granted. The earlier industrialisation is incorporated into the design process, the greater the opportunity for technical and financial optimisation.

Yes. Our industrialisation processes are fully integrated with BIM environments. This allows architecture, structure, building services and production to be coordinated within a single digital model, reducing deviations and improving project control.

We operate with a Level 6 industrialisation system, the highest level within off-site construction models. This allows up to 95% of the building to be manufactured in the factory, transferring most of the construction process from site to a controlled industrial environment.

Yes. Depending on the project and collaboration model, certain parts of the building can be industrialised while others are delivered using traditional on-site construction methods. This allows the level of industrialisation to be adapted to the project and the developer’s or contractor’s strategy.

Industrialised construction allows different phases of the project to run in parallel. While foundations and site works are being carried out, the building modules are manufactured in the factory. This significantly reduces the overall construction schedule and increases programme reliability.

Yes, we deliver international projects. Our construction system allows modules to be manufactured in our facilities and then transported to their final destination, provided the project's logistical and regulatory requirements allow it.

Yes. Every project is developed in accordance with the planning, structural and technical regulations applicable in the country or region where the building will be installed. Our technical team analyses these requirements from the earliest project stages.

The system is particularly suitable for multi-family residential buildings, apartment developments, villas and residential accommodation projects. It can also be applied to other building types, provided their configuration is compatible with the construction system.

Yes. We collaborate with local contractors through different delivery models: full project delivery, hybrid execution or module supply only. This allows industrialised construction to be integrated into the existing working model of each company.

The building cost is defined once the project has been industrialised and the quantities have been linked to the actual manufacturing process. This significantly reduces the cost deviations commonly associated with traditional construction and increases financial predictability.

Yes, by prior appointment. We organise technical visits to our facilities for developers, architects and project teams interested in understanding the industrialised manufacturing process and how the construction system works.
