_Modular construction company for real estate investors

We develop high-end modular villas with fixed prices and defined delivery schedules for investors looking to maximise the profitability of a one-off real estate investment.

This model is designed for investors who view residential development as a strategic investment opportunity rather than a professional real estate activity. The objective is clear: reduce execution complexity and maximise the return on an attractive real estate asset.

Typically, these investors:

  • Seek to diversify their investment portfolio
  • Do not have the time to manage a construction project
  • Require certainty in costs and timelines
  • Want a product that is highly attractive to the market

Exclusive villas

designed for investment

Large-scale homes with outstanding architecture, high-quality specifications and premium finishes, designed as attractive real estate products for the end market.

40-60%

reduction in construction time

Modular construction allows a significant part of the project to be carried out off-site in a controlled factory environment, reducing construction timelines and providing greater control throughout the process. This reduces the amount of capital tied up during development and accelerates the asset’s entry into the market.

IRR

improvement of 3.5–7 percentage points

Industrialised construction for luxury villas reduces construction timelines and increases budget certainty, directly improving the annual profitability of the investment.

10-15%

reduced financing costs

By shortening the overall project duration, financing costs associated with the development are reduced. Greater financial predictability helps limit budget overruns and control risk from the earliest stages.

95%

off-site construction

A controlled manufacturing environment enables millimetric precision, accurate planning and complete technical traceability throughout every stage of the project.

10 years

of industrialised experience

For more than a decade, we have been developing industrialised residential projects through smarter processes, more precise decision-making and better-resolved projects from the earliest design stages.

Our experience working with investors in luxury villa developments demonstrates the professionalism and maturity of our approach. Through this construction model, it is possible to invest in a luxury home without the need to manage the construction process directly. Our industrialised construction system provides investors with:

Confidence throughout the entire process · Shorter construction timelines · No construction management required · High-quality standards

_Why real estate investors
work with inHAUS

inHAUS is a construction company specialising in high-end industrialised housing, enabling real estate projects to be delivered faster and with greater profitability.

Our model integrates design, engineering and construction within a single system, eliminating uncertainty and simplifying what is often a one-off, high-value investment operation.

We work with a Level 6 industrialisation system, the highest level within off-site construction models. This allows up to 95% of the home to be manufactured in a controlled production environment, significantly reducing overall delivery times.

Unlike traditional construction, you do not manage the building process yourself. Instead, you invest in a fully managed delivery model, where inHAUS assumes responsibility for the complete execution of the project, removing the complexity typically associated with building a home.

For residential investment projects, this difference translates directly into key financial metrics: improved Internal Rate of Return (IRR), lower capital tied up during construction, reduced financing costs and a significant increase in overall project profitability.

Turnkey delivery

We take responsibility for the complete execution and management of the project, allowing you to invest without having to manage the construction process yourself.

Consistent product quality

We design premium villas and high-end homes with exceptional quality standards and finishes, conceived as attractive products for the luxury real estate market.

Faster time to market

Up to 95% of the home is completed before arriving on site. This reduces construction timelines, accelerates project completion and enables a faster sale of the asset.

Reliable deadlines

Industrialised construction makes it possible to establish a clear manufacturing and installation programme, with defined milestones from the earliest stages of the project.

Control de la inversión

We provide fixed-price proposals from the early stages of the project, eliminating the budget deviations commonly associated with traditional construction. This allows investors to understand their capital requirements and projected financial scenario from the outset.

Improved profitability

Reducing construction timelines lowers the amount of capital tied up during development and improves the overall profitability of the investment.

Reduced financial risk

Industrialised construction helps minimise budget deviations, reduce unforeseen site issues and maintain control over costs and timelines, increasing financial predictability from the very beginning of the project.

_We manage the entire project
development process

We offer a construction system based on pre-developed, optimised homes that are ready to be delivered. Our catalogue homes are 100% customisable, eliminating the need to develop a project entirely from scratch.

At the same time, when a developer or investor approaches inHAUS with an existing design that they wish to industrialise, we analyse the project and adapt it to our construction system, introducing optimisations while preserving the original architectural concept.

This is where the DFMA methodology (Design for Manufacturing and Assembly) comes into play. DFMA effectively translates each project into our construction language, industrialising it into highly detailed components and precisely engineered elements that can be manufactured using our 3D modular construction system.

_Investors who have
worked with us

Industrialised construction offers a range of advantages for real estate investment projects. These are some examples of investors who have trusted inHAUS to deliver high-end residential developments.

Luxury modular home based
on the Tiana model

We interviewed Christian, the investor behind this luxury home based on the Tiana model from our 111 Catalogue. After building his first home with inHAUS as a private client, he decided to invest in a second property intended for resale. The result is a 320 m² luxury villa featuring an S-shaped elevation that creates dynamic volumes and cantilevered elements.

One of the most spectacular homes
built in Spain

This bespoke luxury modular villa consists of nine modules and offers a total built area of 684 m². The project was successfully adapted from the initial concept developed by an architectural practice. The objective was to create a high-end villa in a premium location in Mallorca.

Bespoke premium villa among
the pine forests of Mallorca

This 342 m² Mediterranean-style villa stands within an exclusive residential development in Costa de la Calma. It represents a benchmark in premium modular housing. One of its most distinctive features is the sensation that the villa floats above the terrain, achieved through a design that conceals the structural supports beneath the cantilevered volumes.

Landscape villa in Mallorca

This modular home is based on the Marratxí model, fully customised and developed across 426 m². The project stands out for its minimalist and contemporary architecture. Inside, natural materials such as stone and timber—both characteristic of the Balearic Islands—create a warm and refined atmosphere. Its elongated façade has been specifically designed to maximise views and strengthen the connection with the surrounding landscape.

White and stone villa based
on the Sotogrande model

With a total built area of 419 m², this villa is based on one of the flagship high-end models from our 111 Catalogue: the Sotogrande model. The façade combines white monocouche render with natural stone, a characteristic feature of Balearic architecture. The interplay of volumes gives the home a distinctive architectural identity.

_FAQ

We answer some of the most common questions raised by investors considering the development of a luxury residential property through an industrialised construction system such as ours.

Yes. This model has been specifically designed for investors who are not professional developers or construction specialists. Casas inHAUS manages the entire process, from design through to final delivery, allowing investors to focus on the investment itself rather than the complexities of construction management.

The cost of a luxury home depends primarily on the size of the property, the specification level and the location of the plot. At Casas inHAUS, we work with fixed-price proposals from the outset, allowing investors to understand the construction cost before work begins and avoid budget deviations during the project. This makes it easier to assess the profitability of the investment using reliable figures from the beginning.

Industrialised construction achieves the same level of quality, performance and finishes as traditional construction, but in a more efficient way: with shorter delivery times, greater control and reduced risk of cost overruns. This results in a more optimised investment, where cost, timeline and final outcome are defined from the outset, improving the overall profitability of the operation.

With an industrialised construction system, up to 95% of the manufacturing process takes place in the factory, significantly accelerating delivery times. The manufacturing phase typically takes between four and seven months, depending on the size and complexity of the home.

The most common risks associated with a single-home investment project include:

- Cost overruns
- Construction delays
- Site coordination issues

Industrialised construction helps minimise these risks through defined processes, factory-based production and fixed-price certainty from the start.

The strongest-performing properties in the luxury residential market typically combine:

- High-quality architectural design
- Functional layouts
- Premium materials and finishes
- Desirable locations

Working with proven housing models helps reduce uncertainty and deliver a product aligned with actual market demand.

Absolutely. Our catalogue models can be adapted to the site's conditions, planning regulations and orientation. We also develop fully bespoke projects. Because we work directly with luxury home buyers on a regular basis, we have a deep understanding of the end-user profile. This allows us to advise investors on how to optimise the design for future commercialisation and market appeal.

Yes. One of the key advantages of industrialised construction is the ability to replicate proven housing models, reducing development time and improving process efficiency. This makes it easier to scale investment activity progressively while maintaining control over each operation.

The viability of a luxury residential investment always begins with a market analysis. Before starting the project, it is essential to define the target buyer profile, determine the desired market positioning and establish the intended sales value. This analysis is often closely linked to the decision to acquire the plot itself. From there, inHAUS helps translate that strategy into a specific product: a home designed for that buyer profile, with costs and timelines clearly defined from the outset.

Yes. We deliver international projects. Our construction system allows the modules to be manufactured in our facilities and subsequently transported to their destination, provided that the project's logistical and regulatory requirements can be met.
